The following chart is based on sales occurring in Cape Coral, FL.  This chart includes sales volume, Average Days on Market and Average Sales Prices by @/Sq.Ft. over the past five years. 

Note that sales volume increased dramatically since the first of the year of 2008.   Note as the sales volume peaks the days on market fall. Seasonal peaks of sales volume are noted annually in the 2nd Quarter of each year and corresponds to our seasonal population booms.

Average sales prices have fallen below 2003 value trends indicating that a larger volume of smaller low end homes are selling in the current market place.     For more local Market Trends visit my website
